QUALIFICATION CRITERIA

1)“For Rent” Application Completed
A)Qualifying Fee of $27 per applicant in guaranteed funds (Non-Refundable)
B)Deposit must be paid at lease signing or before.

2)Credit Check: credit score must be 650+
3)Civil and Criminal Report
4)Rental History
5)Proof of income
A) 2.5 X the rent
B) If self-employed, 2 years tax return
C) Income Certificate if applicable
D) For trust fund income, Proof of income from Trustee
E) SS Income proof of 1 month’s bank statement

6) Previous Evictions in history check is an automatic disqualification
7) Previous Felonies in criminal check is an automatic disqualification
8) Proof of spade/neutered pets, age of pets, and bread of pets from veterinarian required.
9) For ESA, a Reasonable Accommodation Letter is required.
10) Breed of Dogs and Other pets not accepted:
A) Ferrets
B) Dangerous Reptiles
C) Breeds- Pit Bulls/ Rottweiler/ Chow Chow. Doberman Pinschers/ Siberian Huskies/ Wolf-Hybrids/ Alaskan Malamutes/ Presa Canarios/ Akitas/ American Stafford Terriers/ Boxes and Mastiffs.
11)  Previous Foreclosures in the last 5 years is an automatic disqualification.
12) Disqualifications related to misdemeanors depend on how many and how long ago.
